Our FAQ
Everything You Need to Know before Launching Your Residential Project
Are you considering having your custom home built in Laval or on the North Shore? It's normal to have questions before embarking on such an important project. We understand that every detail matters when it comes to creating the perfect living space for your family.
Whether you're a first-time buyer or looking to expand your current property, we've gathered answers to the questions we're asked most often.

What factors influence the cost of a new construction?
The cost of a new residential construction depends on several key factors: the size of your home, the type of foundation required, the number of storeys, and the architectural complexity of your project.
Material and finish choices also have a significant impact. Hardwood or laminate flooring? Quartz or granite countertops? High-end energy-efficient windows? Each decision influences the budget. Mechanical systems (plumbing, electrical, heating, ventilation) also represent a significant portion.
At Les Habitations Rochefort, we work with family-friendly budgets. Our approach? Helping you prioritize what truly matters to you. During your quote, we analyze your lot, space requirements, and preferences together to establish a realistic and transparent budget.
How long does residential home construction take?
The complete construction of a new home typically takes 6 to 12 months, depending on project complexity and weather conditions. For a standard turnkey project, plan for approximately 8 months from the start of work until the handover of keys.
This timeline includes several important stages: excavation and foundations, framing and roofing, installation of mechanical and electrical systems, and finally interior and exterior finishes.
We take care of all coordination, from initial design to site implementation on your lot. We handle everything to meet timelines and guarantee you a hassle-free experience.
What's the difference between custom construction and a model home?
Custom construction means your home is designed entirely according to your needs, lifestyle, and budget, unlike a model home where you choose from pre-established plans.
With a custom approach, you control every aspect: room layout, space dimensions, materials, and even the home's orientation on your lot.
The advantages? Space optimization for your family and integration of unique features (double garage, open kitchen, finished basement). At Les Habitations Rochefort, we work with you to create exactly what you imagine.
Do you need a lot before starting a construction project?
No, you don't necessarily need to own a lot before launching your residential construction project. Several builders, including Les Habitations Rochefort, can help you find the ideal lot according to your budget and location preferences.
The advantage of working with a builder from the lot search stage is that we can immediately assess the feasibility of your project, from topography to access to municipal services.
If you already have a lot, perfect! We'll take care of the entire site development, from architectural plans to municipal permits. Our expertise covers Laval, Sainte-Marthe-sur-le-Lac, Deux-Montagnes, Terrebonne, and the entire West North Shore.
What warranties are offered on new construction?
New residential construction in Quebec must include the Guarantee Plan for New Residential Buildings, which protects buyers against major construction defects. At Les Habitations Rochefort, we offer the GCR (Garantie de construction résidentielle) of 5 years on all our projects.
This warranty covers construction defects affecting the building's structural integrity (foundations, structure), defects and deficiencies that make the home unfit for use (water infiltration, major electrical problems), and hidden defects discovered after handover of the work.
Can you expand an existing home instead of building new?
Yes, a major extension can be an excellent alternative to purchasing a new property, especially if you love your neighbourhood and current location. Les Habitations Rochefort completes full storey additions.
The advantages of a major expansion include: keeping your address and neighbourhood, no moving costs or real estate commission, the ability to add exactly the space you need (additional bedrooms, home office, family room), and a significant increase in your property's value.
This type of project requires specific expertise in structure and work coordination. We take care of all planning: structural analysis, architectural design, municipal permits, and turnkey completion. You stay home while we transform your house.
